Sharing economy platforms like Airbnb have significantly changed how people search, book, and experience accommodation. In the Bicol Region, there are over 1,000 places listed on Airbnb; 18 of these properties are in the Rinconada area, the fifth district in the Province of Camarines Sur. As Airbnb's popularity continues to rise in the Bicol Region, hosts in the Rinconada area must understand their guests' specific needs and expectations. This study was conducted to understand better and identify the factors that drive guest satisfaction with Airbnb in the Rinconada area by assessing the significant relationship between the expectation and satisfaction of guests along with attraction, accommodation, amenities, and accessibility. This research utilized a descriptive method and quantitative approach. There were 80 guests from the 12 chosen Airbnbs in the Rinconada area who were randomly selected and participated in the study. Based on the findings, the level of expectation of guests is considered high in terms of attraction, accommodation, amenities, and accessibility. In contrast, their satisfaction with accommodation is higher compared to attraction, amenities, and accessibility. It is found that there is a significant relationship between the respondents' expectations and satisfaction, along with attraction and accommodation. At the same time, there is no significant relationship between the expectations and satisfaction of guests regarding amenities and accessibility. Based on the analysis, it is recommended that hosts improve the availability of various recreational activities, essential toiletries, cleanliness of the bathroom, internet connectivity and safety precautions, and the accessibility of Airbnb in the Rinconada area. The researchers believed that the result of this study would provide actionable insights to hosts, benefitting the customers of Airbnb, the lodging industry, BSHM students, and future researchers.
