This study aimed to assess the CBSUA Agriville and Learning Hub's potential as an agritourism destination in Pili, Camarines Sur. The research focused on the profile of both the site and the visitors, the perceived issues and concerns, and the relationship between visitor profiles and these issues and concerns. A descriptive correlational design was employed, involving one interview of a staff member and a survey of 150 visitors. Findings indicate that the majority of visitors were young individuals (20-30 years old) and predominantly female. Most visitors resided in Pili and Naga City. The most significant issues and concerns were related to location and accessibility, Wi-Fi connectivity, and insufficient security personnel. Age was found to be a significant factor influencing the perception of issues and concerns. Younger visitors prioritized accessible locations, Wi-Fi, and more staff assistance, while older visitors valued easily accessible locations, lounging areas, and educational activities. To enhance the Agriville's potential, recommendations include improving signage, Wi-Fi connectivity, and security personnel. Additionally, creating more comfortable lounging areas, providing educational activities, and considering the needs of different age groups are crucial. By implementing these recommendations, the Agriville can optimize its visitor experience and position itself as a premier agritourism destination.
